A 200,000 THB reservation deposit secures a villa, with the balance paid in stages during the 12 to 13 month construction period: 25% at contract signing, 20% before roofing, 25% before interior works, 20% on completion and 10% at transfer. Transfer fees are split 50/50 between buyer and seller. The common area management fee is 6.50 THB per square metre of land per month, and a one-time sinking fund of 100 THB per square metre of land is payable at handover.
